What Amagansett property actually requires

Amagansett has one of the highest concentrations of seasonal residences on the South Fork — four in five homes are empty for most of the year. Between Napeague and the village the housing stock skews toward oceanfront and dune-adjacent construction, which means salt exposure on hardware and exterior finishes is a maintenance item here in a way it is not two miles inland.

Across the South Fork generally, the pattern is consistent: water and weather, not intrusion. Water damage and freezing account for roughly a quarter of all US homeowners claims, at a frequency of about one in sixty-two homes a year. The whole of the South Fork and Shelter Island recorded 48 burglaries in 2024.

Against a median sale price of $7,275,000 in Amagansett, the arithmetic on prevention is not close.
