The South Fork, Shelter Island, and Manhattan residences served in coordination with an East End property. Deliberately a limited geography — a stewardship engagement is worthless if the person responsible is an hour away when something fails.

Across the South Fork and Shelter Island there are 72,091 housing units, of which the US Census classifies 30,903 43% — as seasonal, recreational or occasional use. They are, by the government’s own categorisation, empty for most of the year.

The concentration is not even, and it changes what a property actually needs.
