What Shelter Island property actually requires

Shelter Island has the highest seasonal share of any town on the East End, and it is the only one where every trade, every delivery, and every emergency response arrives by ferry. Ferry dependency is the defining operational fact here — it lengthens every response time and it stops entirely in serious weather, which is precisely when a property is most likely to need something.

Across the South Fork generally, the pattern is consistent: water and weather, not intrusion. Water damage and freezing account for roughly a quarter of all US homeowners claims, at a frequency of about one in sixty-two homes a year. The whole of the South Fork and Shelter Island recorded 48 burglaries in 2024.
