What actually goes wrong in an empty Hamptons house

What are the most common problems in an unoccupied Hamptons house in winter?

Water, weather, and the interval before discovery. Water damage and freezing account for 27.6% of all US homeowners insurance claims, second only to wind and hail by frequency. A typical South Fork off-season brings roughly 3.3 warned winter storm events and 4.5 damaging-wind events. Burglary, which owners worry about most, is close to negligible: the entire South Fork and Shelter Island recorded 48 burglaries in 2024 across roughly 72,000 housing units, and East Hampton Town Police recorded one.

The scale of the empty

Across the South Fork and Shelter Island there are about 72,091 housing units. The US Census classifies 30,903 of them — roughly 43 percent — as seasonal, recreational or occasional use. In Amagansett the figure is 78 percent. In Sagaponack, 77. In Bridgehampton, 76.

These are not distressed properties. They are among the most valuable residential assets in the country, and by the government's own categorisation they are empty for most of the year.

One: water

Water damage and freezing represent 27.6 percent of all United States homeowners insurance claims, at an average severity just under fourteen thousand dollars across the whole national housing stock. Frozen-pipe claims specifically run far higher — State Farm reported more than twenty thousand such claims and over $628 million paid across 2024 and the first half of 2025, averaging above thirty thousand dollars each.

At the high-value end it is worse. Chubb's own broker material states that water damage frequency has tripled in ten years, that non-weather water is now the single most common claim among its homeowners clients, and that the average client spends around ninety days out of the house while repairs are made.

The characteristic East End sequence is unremarkable and entirely preventable. A heating system runs out of fuel during a January cold snap. A supply line splits. Water runs behind a wall for weeks in a house nobody is visiting. The damage is found in May.

The cost is not the pipe. It is the interval. Emergency extraction and structural drying runs four to twelve thousand dollars. Once moisture has sat long enough for mould to colonise, remediation runs ten to forty-five thousand, plus clearance testing. Full restoration and reconstruction reaches into the hundreds of thousands. East End restoration costs run thirty to sixty percent above comparable work further west.

Two: weather

NOAA's Storm Events database, for the Southeast Suffolk forecast zone across 2015 to 2025, records an average of 3.3 warned winter storm events and 4.5 damaging-wind events per year — call it eight significant weather events in a typical off-season.

Hurricanes are a different matter. Working from NOAA's HURDAT2 track database, a hurricane-strength system has passed within 100km of the South Fork roughly once every sixteen years since 1900. The last was Bob, in 1991. Tropical systems arrive more often — three separate ones in 2021 alone — but at tropical-storm or post-tropical strength.

The practical reading: plan for the eight, not the once-a-generation. Power outages, wind damage, and freeze events are the recurring operational reality.

Three: the thing that is not the problem

Burglary is the risk owners raise first, and the data does not support the worry.

Computed from New York State Division of Criminal Justice Services open data, the entire South Fork plus Shelter Island — East Hampton town and village, Southampton town and village, Sag Harbor, Shelter Island, Quogue and Westhampton Beach — recorded 48 burglaries in 2024. Against roughly 72,000 housing units that is 0.67 burglaries per thousand homes per year, and the trend across the last six years is downward.

East Hampton Town Police recorded one burglary in the whole of 2024. East Hampton Village recorded none.

This is worth saying plainly because a great deal of marketing in this category is built on the opposite impression. An empty Hamptons house is at real risk. The risk is a burst pipe in February, not a stranger in the hall.

What follows from this

If water, weather and discovery interval are the actual exposure, then the useful service is not presence. It is frequency, protocol, and documentation.

  • A stated visit cadence — weekly through the heating season — rather than an informal arrangement.
  • A written protocol that checks the things that actually fail: heat, water supply, drainage, fuel level, generator readiness, and every outbuilding.
  • Automatic escalation after storms, freezes and outages, because that is when failures cluster.
  • A dated, photographed record, because the reasonable-care condition in your own policy is decided on evidence.
  • Whole-home shut-off hardware with low-temperature monitoring, which both reduces the exposure and earns a documented premium discount.

None of that is exotic. It is simply what the numbers say the job is.
